There are numerous reasons why you should buy a Lienne Garden Office, but we will start with PLASTERBOARD.
All Lienne Offices are supplied with a 12mm thick Plasterboard interior finish, granting the appearance of a house interior whilst also offering a thicker board than the 9mm board used in some modern houses.
Why do we use PLASTERBOARD?
Simple – it is the only way you will end up with a wonderfully smooth plasterboard finish where all the joints have been taped and jointed, just as it would be in any new timber frame house. This means that the inside of your Office will not be sullied by crisscrossing trims trying to conceal the panel join seams or multiple polypin nail heads sprouting out of panels leaving you feeling like you are working in a glorified portakabin. This is why we are one of the VERY FEW Companies who will actually show you a close up of our Office interiors; see below to compare it to the alternative.
Consumers sometimes avoid the use of plasterboard through apprehension over the appearance of cracks. Our own 70mm x 35mm frames (these are finished sizes not nominal – nominal is the size prior to planing the timber and would be 75mm x 38mm), however, offer the appearance of a newly made timber framed house. You do not see cracks appearing in the boards of a newly made timber framed house, why should you see them in a similarly framed Garden Office?
Plasterboard is a superior option to MDF, polyester vinyl coated plywood, or even Tongue & Groove timbers. Unlike the aforementioned, plasterboard is also fire resistant and gives thirty minutes of fire protection; the reasoning behind its use in houses. We have searched comprehensively to find other Companies offering a plasterboard finish and all of them are at least twice as expensive as our own Offices. We do it as we want to be the BEST!

One problem you do sometimes see with plasterboard in timber frame houses is cracks appearing where the skirting boards meet the plasterboard. This is due to floor movement, typically near staircases, and the natural settling of the house. For this, we have found a neat solution, which also solves the problem of unsightly wires for your home Office equipment:
We provide a skirting board conduit. We have searched extensively for what we consider to be the closest analogue of a normal house skirting board; in fact, it is so close in appearance it goes largely unnoticed. This conduit also carries all the wiring for your double plug sockets, which attach neatly onto it, whilst offering a far more aesthetically pleasing exterior than those used industrially. Moreover, it does not crack where it meets the plasterboard as it is not sealed to the plasterboard! As a conduit you need to be able to open it, thus it sits very nicely next to the plasterboard and you need not worry about cracking where the two join (See the picture below).
All of our Lienne Offices are supplied with chrome surround down lighters as standard, giving your Office a nice modern feel as well as great light coverage; we have not skimped on the number of lights used!
Once again we have avoided unsightly trims by running the wiring for the lights in behind the plasterboard, just as you would in a house! When you look up in a Lienne Office you see uninterrupted surfaces between the lights and not a conduit in sight!
If you are working in your Office for several hours per day, you are going to spend a lot of time looking at the inside of the building. We have, therefore, as a finishing touch to our Lienne ceilings, added coving to soften the join between the walls and roof, exemplifying the homely feel of your Office by providing a warm and inviting interior.
We have not neglected consideration of the outside either. As standard, we Pressure Treat our Lienne Offices in our very own Pressure Treatment plant, leaving you with a Pressure Treated 16mm overlap finish and a 10 year warranty!

Siberian Larch is a fantastically durable and dense timber that is used in many marine applications, including boat building and piers. As anyone with experience in timber will tell you, wood that will last in water is timber that will last a very long time. We will guarantee this for 20 years in an untreated state, though we have heard of this timber lasting decades more.
Regardless of which external cladding you choose, your Lienne will still have one of the thickest walls available on the market today at 148mm thick! This is over 50% THICKER than our nearest Competitors. The cladding is braced and cross braced for strength, allowing any water to easily pool away from the building. The pre-fitted breather membrane enables the Office to ‘breathe’, whilst also preventing water penetration. Behind this there is a solid sheet of 10mm thick MFP board, specially chosen for its structural strength and stability, screwed to the 70mm thick framework. In between the frames there is one of the best insulating materials available.
For wall INSULATION we use 70mm thick double backed polyurethane. Polyurethane is at least twice as efficient at retaining heat as its cheaper alternatives polystyrene or rock wool. A rigid material, it will not lead to uneven insulation, which is a common problem when rock wool is used as it drops down into the wall cavities.
For roof INSULATION, we use a unique Structurally Insulated Panel (SIP) with 10mm MFP and 50mm thick double backed Polyurethane insulation (60mm). We also use SIP construction for our floor insulation, which our Hungarian factory manufactures. This is a chemically bonded sandwich panel of 10mm MFP, 50mm double backed Polyurethane and then 10mm MFP, providing a 70mm thick insulated floor! These panels include wooden battens that add strength and align two panels when they join. To our knowledge we are the only Company to offer such a technically advanced flooring system which combines strength (the panels can span 1200mm meaning significantly less spot foundations – more on that later) and very high insulating qualities.
Another highly specified area on our Offices is the windows and doors; we manufacture these ourselves in our Bedford Factory and they are made to the same high spec as the ones we sell for houses. The windows have multi-point locking systems with espagnolette mushroom headed locks, whilst the Patio door has a 6 point locking mechanism, with a 6 pin euro cylinder barrel, as specified on home insurance policies. These are supplied with 28mm sealed units and Pilkington K glass; that is the same high spec as we sell for houses and we have been making windows and doors for over 15 years now so we know what we are doing with them.
Should you do decide to opt for our RapidPad Foundation system, you can rest assured that this is, once again, a product that we manufacture within our Family-owned Companies. These are made at our Hungary site by a team who has been in metal work for over a decade, bringing their technical knowhow and quality craftsmanship to another unique product that is only available from Dunster House. This product has a registered design and is patent pending.
We have developed what we believe to be the lowest in height profile of any foundation that also offers easy adjustability. This means less digging is required to install these foundations, which incorporate a threaded bolt in their design allowing the height of each pad to be easily adjusted to ensure a level foundation for the Office to sit on. This aids Lienne owners with the 2.5m planning rule that means all buildings situated within 2m of any boundary must be less than 2.5m in height – this includes the foundations!
Each Foundation is 300mm x 400mm and uses 10 year guaranteed Hot dipped Galvanised metal (chemically bonded zinc to steel) that sits on top of a rigid plastic grid which is filled with pea shingle or similar to stabilise it to the ground below.

Firstly, we, as a Family, own the Company that makes the Lienne so you do not have to pay for any middlemen. We have a long term view in business and have slowly but surely built our Company over the years by not being greedy on profit margins. Instead, we concentrate on selling good quality products to a wider market rather than singular massively customised (but normally massively overpriced) models to a select few. When you look at the actual cost of the materials, workmanship, time and experience spent on our Lienne design and compare this to competitor’s models, we believe that nobody even comes close to matching us!
